Rental houses mean the tenant and the owner have to enter into a rental agreement as prescribed by the law to avoid later disputes. The tenant will have to pay a certain amount as advance before entering into the rental agreement, which amount will be refunded at the end of the tenancy period. This amount of advance is only to be used by the owner in case there has been any damage in the house property by the tenant during his period of rent. It is the duty of the tenant to keep the house clean and in good condition and maintain well till the end of lease period. Even in the rental agreement, the tenant gives guarantee that he will maintain the property well. But the landlord is responsible for the damages caused by the normal use like water leakage, worn out paint, nails in the wall, etc. Any damages caused by the nature will also be the responsibility of the landlord. So it is always better for the tenant to check and verify if any repairs is necessary on the property before stepping into the rental agreement. It is also better to get an inspection report signed by both the landlord and the tenant.
It is also the tenant's duty to ask about the maintenance charge he has to pay and what things that comes under such maintenance charges. Usually maintenance charges are paid by the tenant who rent an apartment or a flat where maintenance is necessary for garden, common escalator, swimming pool, play ground, etc. So the amount of maintenance charge and for what things it is been used and collected has to be correctly stated in the rental agreement so that no confusion arises in the near future. Some of the owners give in rent for a short period of two to three weeks or a maximum of two to three months. Such rent may usually be a holiday spot where they spend time during the holiday period. Sometimes the rent stands rose during the peak period of holidays.
Most of such property will be fully furnished and will have space for car park and will be luxurious. Apart from the short term rent there is long term rent also where it is usually let in for a minimum period of three months to one year. These houses need not be well furnished or fully furnished. Rental amount may vary from place to place and also based on the bedrooms and other facilities that are provided. For short term rent, rent will differ based on the season. It will be high during the peak period of holidays and moderate during off season. Thus before renting a house it is always necessary to see whether the house is in good condition and if any repair has to be carried out. It is always better to get an inspection report signed by both the parties. It is also important to know the period of rent whether it is a short term rent or long term. Also has to see what taxes have to be paid and whether it will be borne by the owner of the rental houses.
