Why Owner Financed Homes Aren’t Popular

There are several who state that getting owner financed homes doesn’t benefit, while the majority of the population is interested in a mortgage.  However, this particular perspective is based on myths and rumors about how the owner financing works and what is expected.  If you understand the myths, then you can make the owner financed homes work in your favor and allow it to be a popular option. 

The myth that is based around owner financed homes begins with those who believe that the investment won’t bring a return.  When you are renting the home, you are not under ownership and go through a two year transition phase to make sure that you can get a mortgage.  Many will then decide against or not get the mortgage they desire.  While this is the myth of some home buyers, you can get this to work in your favor by signing the right contract and planning ahead for a mortgage. 

There are several that also believe that owner financed homes don’t bring a return in investment.  However, this also may not apply if you invest correctly.  You can use the monthly rent not only for the owner financing, but also can move some of this into the down payment for the home while building your credit.  When you have the option of getting a mortgage, it allows you to get better alternatives for investments.  Even though you won’t have a mortgage from the beginning, it is a way to work into the investment that is needed.

The concept to keep in mind with the owner financed homes is to look at it as a transitional investment.  The myths that have caused the popularity to lower with this option are based on the misunderstandings of transitioning into a mortgage.  The problems associated with some who have received owner financing, without re-looking the contract and mortgage options, may lead to problems later.  However, by working with the right individual and finding flexible alternatives for your home, you will easily be able to get the financing desired. 

The ability to move into a home isn’t one which requires a traditional mortgage.  You can also look at owner financed homes for flexible financing and transitory options.  The unpopular rumors that are a part of these property deals cause some to pass up the opportunity that could turn into the investment needed.
